What is a Transaction Broker?

A transaction broker is a mutual resource in a real estate transaction. Technically, they do not represent either the buyer or the seller. Instead, they can give both parties information and advice.

Are Transaction Brokers Legal?

Yes, the Pennsylvania Association of Realtors provides standard contract forms for brokers to use.

A transaction broker assists both the buyer and seller in a home sale, but this is not the same as dual agency. The key difference is that a dual agent represents both parties, which can create a conflict of interest. In contrast, a transaction broker facilitates the transaction without representing either party, allowing them to remain neutral throughout the process.

Confused? So how does this work again?

The key difference is that a transaction broker represents neither party, meaning they are not invested in the deal and can provide neutral advice and assistance to both the buyer and seller. In short, the seller pays just one broker a fee or commission instead of two—resulting in money saved!

So what does a Transaction Broker do then?

Here are just a few of the things that a transaction broker can help you out with as a buyer:

  • Preparing a competitive offer on a property

  • Communicating with the seller

  • Writing the purchase agreement

  • Helping with the closing process

More things they do.jpg

Transaction Brokers serve both sellers and buyers.

Here are some of the things they can do for both parties:

  • Setting a competitive list price

  • Open communication between buyer & seller

  • Writing the Agreement of Sale and all sale documents

  • Consult through home inspection process

  • Manage the closing process

  • Save Both parties Money

  • Less Stress for all parties

A better way to explain this is by showing you the proof below.

Listed below are last year’s Transaction Sales we sold. Notice the amount of savings the seller did NOT have to pay. That is the amount other agents would have made. We are not discounting our service, just simply managing both sides of the transaction and communicating openly with each party. It’s really is a better way to sell property.
